Paul is a solicitor with over 18 years’ Real Estate Disputes expertise acting for both commercial and residential, landlords and tenants. He has in-depth expert knowledge of mixed-use development schemes where issues can and usually do arise between the different occupiers with commercial and residential legislation not entirely sitting together. This issue leads to a great deal of friction between the various occupiers (commercial and residential) and the land owners.

He advises on the usual pure commercial real estate issues such as Landlord and Tenant Act 1954 security of tenure claims, drafting and advising on real estate notices (such as break notices, s25/26/27 notices, dilapidations/reinstatement notices), sale and purchase contracts relating to land, rights of pre-emption, forfeiture /relief claims, party walls disputes, commercial rent arrears recovery (CRAR) and the full spectrum of real estate insolvency work.

Paul has niche knowledge in the area of residential rights which is an area of focus for him with the current issues following COVID rent arrears cases and the Government’s pursuit of reform for residential occupiers in the Real Estate arena.

  • Acting for a group of tenant management companies relating to service charge recovery in excess of £1 million.

  • Pursuit of specific performance involving an overseas investor purchasing on London’s most iconic skyscrapers who failed to complete following service of a notice to do so, resulting in his client being able to keep the deposit sum of over £12 million.

  • Acting for a UK Government regulator in relation to the proposed insolvency of a registered social housing provider with over 70 sites across the country.

  • Advising a property developer of their exit strategy to seek to mitigate the service of section 5 rights of pre-emption notices involving over 1,000 flats. 

  • Paul previously sat on the British Property Federation’s residential management committee. He is an active member of the Property Litigation Association.

  • Acting for a shed developer in securing payment of £1.8m rent from a former Swiss company guarantor.

  • Obtaining a court order for possession of a development site from squatters within 6 hours.
